Land Appraisal: What units of comparison are used for land valuation?
Typically there are 3 most commonly used units of comparison:
  • Acre: Typically the market analysis will show that appraisers should use price per acre as the unit of comparison for large industrial sites, rural and agricultural properties.
  • Site: Site value units of comparison are when the market analysis does not indicate a difference in value due to land size. Appraisers may use site value as a unit of comparison for valuing residential subdivisions, planned unit developments and industrial parks.
  • Square Foot: This is used when the market analysis determines land is selling at a certain price per square foot. This is commonly seen for commercial sites or smaller urban residential lots.
